His plans for the Breezeway plan include a large colonnade, library, kitchen/breakfast nook, and three-story living space on the bottom floor with an attic.

The modern Breezeway floor plan was inspired by the structure of the house on the hills overlooking the Atlantic Ocean. The breezeway is basically a two-level outdoor staircase covered with an open top and two levels of patio on the upper floor.

The entrance to the top floor is by a claw-foot entry. The first level contains a dining room on the ground floor, a master bedroom on the top floor, a guest bedroom on the second floor, and an adjoining bathroom on the third floor.

Up to this point, the design of the house plan has been almost identical to that of the Colonial house plan. The second floor contains a loft which is used as a workspace.

The third-floor plan of the Colonial house plan with Breezeway features a staircase with a spiral rather than an elevator, as is the case in most modern house plans.

This staircase is lined with window panes to allow natural light into the house. In addition, the design of the house plan with Breezeway incorporates a balcony or patio on the top floor.

This patio can be accessed through a series of stairways that connect the upper floors of the house.
